Job Responsibilities:
Reporting to the Site Supervisor, this position is responsible for the operation, service, repair, indoor air quality, preventative maintenance and direction of contractors for mechanical systems under the Corporate Properties & Buildings envelope. Primary responsibilities include:
· Perform preventative maintenance on all mechanical equipment and systems, including life safety systems (e.g. emergency generator, smoke removal and pressurization).
· Repair and service Heating, Ventilation and Air-Conditioning (HVAC) systems, mechanical and life safety systems.
· Oversee contractors used for the repair and service of mechanical equipment, daily monitoring and operation of HVAC systems via the building automation system.
· Identify mechanical and control system problems, repair problems or consult and work with staff to deliver timely repair and/or program changes.
· Provide first line service with customers, to address air quality calls.
· Attend job site meetings, review plans and shop drawings, commission new and retrofitted mechanical systems.
· Update equipment data and maintenance manuals and assist with budget and life cycle replacement on equipment and systems.
The working conditions of this position include exposure to exhaust, paint and chemical fumes, noise, rotating equipment, chemicals, and pigeon contamination.
Job Qualifications:
The successful applicant must possess a High School diploma or equivalency (i.e. GED), and one of the following combinations of related education, with four or more years of experience in the operation and maintenance of commercial building mechanical systems: a 4th Class Power Engineer's Certificate issued
after Sept. 1, 1998, Alberta Boilers Safety Association (ABSA), OR a Building Operator A certificate (ABSA) (or provincial equivalent). A Class 5 Driver's Licence (or provincial equivalent) with less than six demerit points is required. Basic proficiency using Microsoft Office is also required. Possession of a related trade ticket would be considered an asset.
Success in this position requires the ability to read and interpret blueprints, building plans, schematic drawings (especially related to HVAC systems), and an in-depth knowledge of commercial building HVAC systems and extensive experience with one of the major building automation control systems. The successful applicant requires strong communication, organizational, judgment and analytical skills, the ability to prioritize tasks and to work both independently and as a team player.
